Cookies are small text files placed on your device when you visit a website; similar technologies include pixels, local storage and device identifiers. This Policy explains which ones ophir.ae uses and how you can control them. It forms part of our Privacy Policy.
1. How consent works
When you first visit, a bar asks for your choice with two buttons of the same size: “Accept all” and “Essential only”. To choose by category — analytics, and advertising — use “Cookie settings” in the footer, or the “Change your cookie settings” button on this page: each opens the same bar with a box for each category and a “Save my choices” button. Strictly necessary items run regardless, because the Website cannot function safely without them. Nothing in the analytics or advertising categories is loaded — no script, and no request to Google or Meta — until you accept that category.
Your choice is stored for 12 months; after that we ask again. You can change it at any time from “Cookie settings” in the footer. If you switch off a category whose tags are running, we remove the cookies they set on our own address and reload the page. Rejecting optional cookies does not restrict what you can do on the Website.
2. The cookies we use
The Website has no accounts and sets no session or language cookies. The table below comes from a scan of our test website on 12/09/2026, with the analytics and advertising tags switched off: we loaded the home page, a property page and the Contact page, opened an enquiry form and pressed “Show map”. No cookies were set. The table lists the two items that were stored in your browser, what our security provider may set on ophir.ae itself, what the analytics and advertising tags will set once they are switched on, and the Ask Ophir assistant, a future feature.

The rows marked “only once switched on” describe what Google and Meta document for their tags. We will scan the Website again when the tags are switched on, and on ophir.ae at launch, and update this table.
3. Third-party cookies
Cookies set by Google and Meta are governed by their own privacy policies and may involve transferring data outside the UAE. We load their analytics and advertising tags only if you consent to the relevant category, and Google’s map on the Contact page only when you press “Show map”. We cannot remove cookies that Google or Meta keep on their own domains; you can opt out with them directly: Google Analytics through Google’s browser opt-out add-on; Google advertising at adssettings.google.com; Meta advertising in your Facebook or Instagram ad preferences.
4. Browser controls
You can block or delete cookies and stored data in your browser settings. Blocking what the Website needs may stop the check on our forms from working, and the banner will ask for your choice again.
