What fees do I pay when buying property in Dubai?

The main cost is the Dubai Land Department transfer fee of 4% of the purchase price, plus an admin fee and a registration trustee fee of a few thousand dirhams. On secondary-market purchases a standard agency fee applies; on off-plan purchases the developer pays our commission. If you take a mortgage, add a 0.25% mortgage registration fee and bank charges. We itemise every cost in writing before you commit.

What are the steps to buy a ready property in Dubai?

Agree the price and sign the sale agreement (Form F / MOU) with a deposit, typically 10%. The seller obtains a No Objection Certificate from the developer, then ownership transfers at a DLD registration trustee office, where you pay the balance and receive the title deed. A cash purchase commonly completes in two to six weeks; with a mortgage, allow longer for bank valuation and approvals.

Can non-residents get a mortgage in the UAE?

Yes. Several UAE banks lend to non-residents, typically financing around 50–70% of the property value depending on the bank, your income profile and the property itself; UAE residents can generally borrow more. Should I buy off-plan or ready property?

Off-plan offers lower entry prices, payment plans spread over construction and the strongest appreciation potential — at the cost of waiting for handover. Ready property delivers immediate rental income or a home you can move into, at today's market price. The right answer depends on your goals, timeline and cash flow — we model both options side by side before recommending either.

What is snagging and do I need it?

Snagging is the professional inspection of a property before handover, recording defects the developer or seller must fix — finishing flaws, mechanical and plumbing issues, anything below specification. We recommend it for every handover and arrange the inspection as part of our acquisition support, so problems are fixed on the developer's account, not yours.
