This suits a family or holiday-home buyer who wants a genuine coastal community — mangroves, beaches and lagoons — with a mix of villas and apartments that is already lived-in rather than half-built. It works well for end-users who value nature, walkability and a calmer pace over nightlife and buzz. The presence of Hayat Island within it also gives buyers a clear step up to more premium waterfront product.

Who it doesn't. It does not suit the investor chasing the sharpest short-let returns tied to the Wynn story — that energy is concentrated on Al Marjan Island. It can also feel too quiet for younger buyers who want a dense, high-energy scene.
