Who it doesn't. It does not suit anyone with a daily commute to central Dubai, as the location is genuinely far out toward Al Qudra and rush-hour drives are long. It does not suit buyers who want a polished, fully matured neighbourhood, since parts are still filling in and amenity quality is mixed. DAMAC Hills 2, formerly Akoya Oxygen, is a large master community by Damac Properties set well out toward Al Qudra in the south of Dubai. It is positioned as an affordable, green community of villas and townhouses, and is one of the lowest entry points for standalone family homes in the emirate.
The community is known for its cluster of themed leisure attractions, including a wave pool, water town, sports fields, a paintball arena, lakes and gardens, designed to make it feel self-sufficient given the distance from the city. Property is overwhelmingly villas and townhouses across numerous themed sub-communities, with a suburban, low-rise character. The trade-off is location: it sits beyond most of Dubai’s established villa belt, so the lifestyle is built around staying local.

DAMAC Hills 2 is entirely car-dependent with no metro. Access is via Al Qudra Road and the Jebel Ali-Lehbab corridor, connecting to Emirates Road for the wider network. The location is remote, so expect drives of around forty to forty-five minutes to Dubai International Airport and the central districts outside peak times, and longer during rush hour. Parking is abundant given the villa-led layout.
The community provides for daily needs internally, with supermarkets, a community mall, clinics, pharmacies, nurseries and mosques on site, reflecting its self-contained design. Schooling options within the immediate area are more limited than in central communities, so families often look to nearby developments. Larger retail and services require a drive out to Dubai’s main centres.
