Who it suits. Al Reem genuinely suits investors who value liquidity: it is the most traded apartment market in Abu Dhabi, so renting and reselling are comparatively easy, and yields are among the more attractive in the emirate. It suits professionals and young families who want to be minutes from downtown, the corniche and Al Maryah’s offices. For a first Abu Dhabi purchase, it is often the most sensible entry point.
Who it doesn't. It does not suit buyers who want low-rise calm, villa living or a settled, leafy community — Reem is dense, high-rise and still completing in parts. Construction in newer plots can mean noise and changing views. Buyers seeking premium prestige or a beach-led lifestyle should look to Saadiyat; those wanting space should look to villa communities instead.

Al Reem Island is a high-density residential and commercial island just off Abu Dhabi’s main island, connected by bridges and only minutes from downtown. It is defined by clusters of apartment towers in sub-districts such as Shams Abu Dhabi, Marina Square and Najmat, and it has become the emirate’s most liquid and accessible apartment market.
The property mix is overwhelmingly apartments, from studios to large family units, with retail podiums, waterfront promenades and a growing set of community amenities. Reem also hosts Reem Central Park, Repton School and the Boutik malls, and as an investment zone it offers freehold ownership to all nationalities, which underpins its strong investor following.
| What is being compared | Al Reem Island | Al Raha Beach |
|---|---|---|
| Entry price | Accessible mid-market | Mid-to-premium |
| Typical yield | Among Abu Dhabi’s strongest for apartments | Steady, slightly lower |
| Feel | Dense, urban, high-rise | Calmer low-to-mid-rise waterfront |
| Best for | Yield and liquidity-focused investors | Quieter waterfront living near the airport |
Our recommendation: Choose Al Reem for the strongest rental liquidity and the easiest entry into Abu Dhabi apartments; choose Al Raha Beach if you prioritise a calmer waterfront and airport proximity over outright yield. We'll model both for your budget →
Al Reem is a car and taxi area — Abu Dhabi has no metro. Bridges link it directly to the main island, putting downtown, the corniche and Al Maryah within a short drive, while Abu Dhabi International Airport is around 30-35 minutes away. Within the island, walkable promenades and retail podiums make day-to-day errands manageable on foot, though a car remains the practical default.
Reem’s amenities have matured considerably: Reem Central Park, the Boutik and Shams Boutik malls, waterfront promenades, supermarkets, clinics and a strong cluster of cafes and restaurants serve residents day to day. Repton School and other education options sit on the island, and the dense layout means most essentials are close by.
Life on Al Reem is urban, convenient and fast-paced. Residents are largely professionals and young families who want to be near the centre, and the island has a busy, lived-in energy with people walking the promenades and filling the cafes. It is a practical, connected lifestyle rather than a tranquil or resort-led one.

For apartment investors, Al Reem is often the most pragmatic choice in Abu Dhabi. It has the deepest tenant pool and the easiest resale, which together with competitive yields makes it a sensible entry market. We advise focusing on completed, well-managed towers with genuine view or layout advantages, since the density means not all stock performs equally.
Yes. Al Reem is a designated investment zone, so all nationalities can buy freehold across Shams Abu Dhabi, Marina Square, Najmat and the other sub-districts. This open ownership is a major reason it has become Abu Dhabi’s most internationally traded apartment market.
It works for families who want apartment living near the centre, with Reem Central Park, schools such as Repton and plenty of amenities on the island. Families who specifically want villas, gardens or low-rise calm will be better served by communities like Al Raha Gardens or Bloom Living.
Reem combines a large, varied supply of apartments, central location and freehold status, which creates a deep pool of both tenants and buyers. That depth means owners can generally rent or sell more quickly here than in less-traded districts, which is exactly why we often recommend it for a first Abu Dhabi investment.
